Apart from location this hotel has nothing going for it. The room was dirty, flaky walls, tiles falling off, stained floor in the bathroom, absolutely awful. I think the 'no refund' policy is because they know no one wound put up with it otherwise.

The staff was wonderful and the breakfast was very well done. The carpets were a bit threadbare and the the furniture was worn. There was a hole in one wall and the beds were hard as rock. The people made up for it though and the location was amazing for us, because we were traveling by train.

Shabby, should have a one star rating. The elevator was out and had to walk up three stories everyday. The shower was the size of a small phone booth with no where to put the soap except the floor. Carpets are worn out as is this hotel.

Would stay again centered to all sights to see easy walk them all, directly across the street from the train staiton. Hotel is old but clean, pillows were thin and hard internet signal in room was very weak had to walk out to the hallway for reception. If a light sleeper ask for a room NOT to the alley side of hotel as there is a very loud club there.

Hotel was nice, friendly staff, and rooms were large with spacious, clean bathrooms. Located right across the street from Waverly train station and a few steps from Princes street shopping.

This hotel has the best location you could ask for! Everything is in very easy walking distance. Also the train station is right across the street and many bus stops right outside your door. The hotel itself I would call a little above average for hotels in the U.K.!

I stayed at the Royal British Hotel during Hogmany. It is very convenient to Edinburgh sights and transportation. It is the closest hotel to Waverly Station (5 minute walk). The front desk staff are top-notch, but didn't seem to know all that much about the city, even though they were locals. My room had two twin beds and a very small bathroom. The shower stall was about a large as a phone booth. There was a self-serve tea service and a tv that got in about five channels. I had asked for a room in the back and it was very quiet there. There were a number of people in the small street behind the hotel late at night, leaving the pubs, but nothing too bad. I only had breakfast at the hotel and the continental breakfast should satisfy anyone from North America. A very good selection and attentive service. When I return to Edinburgh, and I will, I plan to consider staying here again.

My fiance and I stayed at the Old Waverly for a total of 4 days during a recent vacation to Scotland. The hotel is "okay" but I wouldn't go back and would recommend that you stay somewhere else if you can afford it. Each and every member of the staff that we spoke with was extremely pleasant and helpful. Overall, the entire property was extremely clean. That said, the Old Waverly BADLY needs to be modernized. Although the bathrooms have clearly been recently updated, the carpeting, wallpaper and beds show the age of the property. The wallpaper is very, very dated and the carpeting throughout is old and should be replaced. The mattresses and pillows are thin but comfortable enough. I initially thought the bed covers were dirty, but up on closer inspection they were simply so worn that the colors had faded. Location-wise, the Old Waverly is pretty conveniently located. It's close to several monuments and a lot of Edinburgh's higher-end shops. However, most of the popular tourist stops (i.e. Edinburgh Castle, Museum of Scotland, Holyrood Palace, The Royal Mile, etc) are located in Old Town on the south side of Waverly Train Station and the Princess Street Gardens. It's not a huge trek to reach them, but you might want to save a bit of walking time (especially when it's really cold!) by finding a hotel on that side of town. Be advised that the Old Waverly is an old property. As a result, the rooms are very small! It was a bit of a struggle for my fiance and I to move around once our bags were laid out. You're constantly having to move things from one spot to another. Bottom line: if you're on a budget, don't have very high expectations and/or don't expect to spend much time in the hotel proper, the Old Waverly is probably an okay choice. But if you want and can afford something a little bit nicer, I would recommend that you find another property. For the price, the location is pretty good, but I would have expected a much nicer property.

Situated at one end of Princes Street right opposite Waverley Station so very convenient for trains and also airport shuttle and tour buses. Despite central location room was very quiet and comfortable. Breakfast costs extra but I didn't try it as I had an early morning departure.

The staff were very friendly and welcoming. The service was excellent. The rooms were clean and comfortable. The decoration throughout the hotel was tired, in need of some TLC!! The bathrooms were clean but the suite needed updating, I would not have felt comfortable having a soak in the bath(it was scratched and old).

This was a fine hotel, EXTREMELY well-located (right across the street from Waverly, with all the shopping of Princes Street and New Town right outside the door) and with clean, comfortable rooms. My one and only complaint was the night doorman. The hotel locks its front door at midnight, and in order to enter OR leave, the doorman must unlock the door for you (your room key won't do this). Unfortunately, I had trouble finding the doorman most of the time. However, the pros far outweigh the con. I would recommend this hotel.

Room was marked no-smoking, but reeked of cigarette smoke. Nice location for exploring central Edinburgh. Staff at front desk was helpful. Wireless internet worked much better than some of the posh high-end hotels we stayed at. Only booked it because it was the only booking open in the city.

Hotel is very comfortable,nice staff,room was all right. I expected it to be a bit more comfortable,but it was all right. I loved to sit downstairs in their cafe and observe Edinburgh.Its a great view.I will go back again or try the same group pf hotels in Aberdeen or London. Good expirience

The location is great, very central, but for the price, the rooms are dreary and have not been updated in quite a while, and I noticed many other centrally located hotels that were nicer for a cheaper price, so I can not recommend this hotel at this price point.

First off, the hotel and surrounding grounds are gorgeous. Its unfortunate that they didn't use the same care and attention to detail when they hired the staff. We had several hundred dollars of fraudulent charges applied to our bill at check-out and it took an HOUR of haggling to get them to correct the mistake. This is unacceptable to me. Not only were some charges wrongly applied to our account, but some goods/services that were quoted to us as one price were DOUBLED when we received the bill. What was most surprising was the fact that the staff didn't care so much about their reputation and the fact that they were ripping off tourists when we confronted them. These practices would never be allowed in the states...in fact, consumer reports and the better business bureau would have their work cut out for them with the Paradise Village. If you're the type who doesn't read their bill before you sign it, then this is a good choice of hotel for you. I wouldn't recommend it to anyone else, however.

This was my first time to Edinburgh so was not sure what to expect. The hotel location is perfect - across the street from Waverly Train station and very convenient to all the touristy things. The room was cozy and the bathroom was clean. The hotel staff were accomodating and had my room ready several hours before check-in time.

Great for last minute booking. Small room with two twin beds. Poor sound insulation. Lots of noise from the street, squeaky floor board outside door, and sound of elevator at head of bed. Sink drained extremely slow, very tight space in bathroom with poor lighting.

pleasant hotel in city centre,staff friendly and helpful, with a nice welcome. Room was good with tea and coffee and TV in room. weonly spent 1 night there and was excellent for our needs. would recommend it, great value for the area.

I understand this was the holidays so prices go up but I would have expected more for the cost. A good location and the hotel itself was fine but the room wasn't. I did not feel comfortable. Each time I entered I was hit by a moldy/rotten smell. I found a hole in the mattress through which a spring was poking. The carpet, bed covers, window were all dirty. You expect clean surroundings. It may be that as I was in a single I had been stuck off in a little used and badly maintained room (no excuse) - I did try to get a look at some of the other rooms and they looked more up-to-date/cleaner, so that may be part of the reason. Nevertheless, you wouldn't catch me going back there anytime soon.

The very small elevator broke down when I was in it, and I was trapped for over an hour. Parking is incredibly inconvenient, but the staff was great, and the location was awesome.

If you are looking for somewhere convenient, clean and safe to lay your head for a night then this is hard to beat. If you are looking for a little bit of luxury then this isn't the hotel for you. The location is simply perfect (middle of Princes St, looking towards the Castle and about 20 metres from Waverly Railway Stn) and the value was very good compared to all the other hotels we looked at. However, we were only staying one night and only spent our sleeping hours in the hotel. The receptionist was one of the best we've ever encountered - extremely pleasant and efficient. The general fabric of the hotel is just about at the point where it needs a full-scale refurbishment. If we were going back in similar circumstances I wouldn't hesitate to stay there again or recommend it to like-minded travellers.

Op basis van de fotoś, prijs en omschrijving hebben we dit hotel gekozen. We waren zeer blij verrast te ontdekken dat dit hotel midden in het centrum ligt, wél eens beetje vergane glorie maar verder perfect. Vriendelijke ontvangs en een echt schots ontbijt mogelijk. Onze kamer was op de bovenste verdieping, helaas moest de laatste verdieping per trap. Wél was de kamer groot, voorzien van een aparte slaapkamer, bank, badkamer met bad, twee tv's en een mogelijkheid om zelf koffie en thee te zetten. Perfect naar onze zin gehad hier!

Hotellets läge var perfekt. Rakt över gatan från stationen och bara ett par minuters promenad till Old Town. Man märkte inte av att man både så centralt utan det var tyst i rummet. Receptionen var bemannad dygnet runt. Mycket bra. Rummen var ok. Ingen heltäckningsmatta i badrummet, men däremot en fläkt som surrade högt. Rekommenderar inte att äta frukost på hotellet, speciellt den engelska frukosten var veder värdig. Bättre att gå ut och äta, godare och oftast billigare.

Virkelig central beliggenhed i behagelig gåafstand til både Royal Mile og New Old town - til en meget fair pris - parkering i P-hus kostede ca 15£ om dagen

Il personale è stato veramente gentile e disponibile; l'albergo è nel centro di edimburgo con facile accesso a stazione, servizi, negozi e quanto altro si cerchi quando si è in vacanza.

Ich bin englische Hotels gewöhnt und war daher nicht enttäuscht. Das Zimmer machte einen ziemlich altertümlichen Eindruck, die Tagesdecken könnten sicher eine Reinigung gebrauchen und im Bad funktionierte die Dusche nicht, man musste also in die Badewanne. Aber, wie gesagt, die Lage!!! Gegenüber ist der Bahnhof, man ist mitten auf der Princes Street, was will man in Edinburgh mehr.
