A delightful hotel, clean, comfortable and quiet (considering its central location). Excellent service too. Now I've found it, I wouldn't stay anywhere else in Edinburgh!

Very nice hotel easy to locate, large comfortable room with mordern furnishings and styling. Not keen on the glass door for the bathroom. Good quality breakfast, and reasonable car parking charges (for Edinburgh).

We were in Edinburgh for our son's wedding, staying the Friday night. Check out time was 11 am (which is unusually early for this type of hotel.) We asked for an extension to 1 pm so that we could get changed before going onto the hotel where the wedding was taking place. We were charged an extra £20 (which was reduced from £25 after some discussion with the duty manager) to stay the extra two hours. We both travel globally frequently and this is the first time we have been charged unless we have asked to to stay for the entire afternoon to await our flight, It would not cost the hotel anymore to extend our occupancy of the room by two hours we felt that as the room charge was above average; very hard done by and disappointed.

Just back from a weekend break in Edinburgh. The hotel was in a perfect location within walking distance of lots of restaurants, pubs and the main tourist attractions. The hotel room itself was lovely - found it to be very comfortable, clean and quiet.

I stayed here the night before joining a tour group that stayed in another hotel, and I was so impressed that I recommended that the tour guide check it out as a possible hotel for future tour groups. The hotel is off the busy South Bridge Road, down cobblestoned Hill Place, and right in front of a little park with grass and trees that is surrounded by quiet apartment buildings. My room faced this park with three large windows. The bathroom was large and modern. The whole place was very nice!

The hotel is located in the city centre, 5 mins walk from the sights and the High Street(Royal Mile). It is pretty hidden but as soon as u step in u encounter a small but welcoming warm hotel. The receptionists are very friendly and helpful. The room was on the ground floor but still was not noisy however the room at first was very cold. We had to turn the heating up to the max but after some time it was pleasent. The room itself was what we have seen on the pictures and what we expected. The best part was the huge bed which was very comfortable and warm. The bathroom was clean but very very cold. To keep ourselves warm we enjoyed the tea and biscuit provided on the table. All in all, we spent a great time there and we would always happily return.

We really enjoyed our stay at this hotel. The room was very modern and comfortable and had a nice bathroom. The only issue some people might have is with the glass door on the bathroom! (although it is mainly frosted glass). The hotel was in a great location, not too far from the city centre and also really close to Holyrood Park. The extinct volcano "Arthurs seat" is just behind the hotel! The only issue that we really had with the location was that although it was down a quiet road it was just off quite a busy road, and you could sometimes hear the traffic. Also, the postition of our room was quite near the front of the hotel so you could hear the staff working on the front desk/ in the bar in the mornings. Aside from this we had no other qualms and really enjoyed our stay!

I had a great stay in Edinburgh. The hotel ideally located-just a few minutes walk from the Royal Mile. The room was large and comfortable and the hotel staff were very friendly and helpful. Would definitely recommend this hotel to anyone wishing to visit Edinburgh.

It was my wife's birthday and we usually try to get away for a wee break abroad, (Italy) but we only had a couple of days so decided to stay near home. As "weegies" (Glasgow folk) we have been to Edinburgh a few times during the festival so had some idea were to find the sights. We picked this hotel for it's location and the price was pretty good! Not disappointed,only a few minutes walk to the castle, high street, Grassmarket; another few minutes to Princes street and Rose street and a multitude of restaurants, pubs and shopping. Had a great time and would recommend this modern friendly hotel.

I booked seven rooms for our party; all were delighted with rooms and service. Several had stayed in the centre of Edinburgh and said that Ten Hill Place was a great find.Will certainly stay again if in the city.

Modern rooms, clean hotel, friendly staff. Booked this hotel to go to a concert at Edinburgh University Student Union, and it is ideally located for that part of the City. I would say that the hotel easily meets its 3* rating. Breakfast was not included in our rate, but there are plenty of cafes within easy walking distance.

Very convenient location. Very decent-sized for U.K. Free Internet. Good breakfast. Back side of building was a bit noisy as their is a loading dock next door.

the hotel was immaculate, modern finish, plush rooms, friendly, helpful staff... but our first room faced the back parking lot and there's a massive delivery truck that delivers at 6 AM every day. I woke up to metal clanging on metal, which continued for about 45 minutes. The staff was able to change our room on night 3, and we slept wonderfully after that. Make sure to get rooms facing the front or side - not the back!

This hotel is superb. The rooms/bathroom are very clean and very very stylish. Perfect for couples. The only downside is that check-in is at 3pm which I think is quite late, but this won't put you off going back here again.

Great location. Tucked away in a neighborhood near university, but only a few blocks from the Royal Mile and the City Centre of Edinburgh. Room was small but very clean and modern. Bathroom door is clear glass, which was odd. You can see directly in from all areas of room into toilet and shower even when door is shut. Best rates we could find this close to City Centre.

A great a newly furnished room, albeit no great view from the room. 10 minutes walk from Waverley and Royal Mile. We were advised to get to the breakfast restaurant early (8.30) to avoid queue, which we did. People arriving 10 minutes afterwards had to wait long to get a table. Besides that, great hotel.

I have stayed all over Europe and this is by far the best hotel room I have had. It well exceeds the three star rating and I'm afraid once the secret gets out, it will be very difficult to get a room! The room is very large and the bathroom is bigger than some hotel rooms I have stayed in! Nicely decorated. The bed and pillows are extremely comfortable. Very convenient to the Royal Mile and most tourist attractions. Will definately try to stay here again.

The hotel service, the cleanliness and decor of the room, and the daily breakfasts were excellent. We arrived early and their computers were down but the staff "went the extra mile" to manually register us and get us into our room. The only shortcomings (minor) were the lack of face cloths in the bathroom (I believe this is European custom but my wife wanted her face cloth) and the maid didn't replace the bath soap daily. Other than these minor inconviences we highly recommned this hotel.

Très bel hotel, très belles chambres. Ambiance feutrée et très calme. Très bonne situation par rapport au centre-ville. Pour le petit déjeuné, il y a un bar-restaurant au rez de chaussée (aucune nuissance pour le reste de l'hotel). Le seul inconvéniant, c'est pour garer sa voiture. Toute la ville est sous horodateur hors de prix et limité à 4h. Il y a des controles tout le temps.

situé à 10 min du centre ville. Hotel confortable et accueillant. pas de frais cachés...lors du check-out. Mobilier moderne avec tous les équipements ad-hoc. C'est pas le luxe, mais si je dois un jour retourner dans cette magnifique ville d'Edinburgh...je le choisirai à nouveau
